For Property Managers

Valet trash is not really about trash. It is about fewer complaints, better curb appeal, and not adding work to your team.

For property managers

Valet trash is not really about trash. It is about fewer resident complaints, better curb appeal, and not adding another maintenance burden to your team.

Fewer complaints

Trash left in breezeways and overflowing dumpsters are the two most visible sources of resident dissatisfaction. A working route removes both.

Better curb appeal

Cleaned hallways, washed entryways and a presentable dumpster area directly affect tours, renewals and how the property markets itself.

No added headcount

Your maintenance team stops hauling trash and gets back to work orders. That is the whole point of outsourcing the route.

What drives your price

We publish the formula instead of hiding it. There is no mystery number at the end of a walkthrough — these five inputs produce your quote.

1. Property size

Unit count and building layout determine route length.

2. Occupied units

Our preference is to bill on total units; we can also bill on occupied doors or an agreed minimum monthly charge. Whichever you choose is written into the Service Order.

3. Service schedule

Five nights a week is standard. More or fewer nights changes the number.

4. Access & disposal

Gate access, building layout, walking distance and dumpster or compactor placement.

5. Term & add-ons

Contract length, plus whether you bundle cleaning or pressure washing.

No published rates

We do not post a price because quoting a final rate before qualification would be guessing. Industry norm, and it protects you from a bait number.

Reporting and escalation

Nobody in this category publishes what happens when something goes wrong. Here is our path.

  • Who to contact. A named local contact plus a monitored support address — not a national call centre.
  • How issues are logged. Every reported missed pickup is recorded with date, time, building and whether the set-out was compliant.
  • What happens next. Route records are reviewed and, where PPWS is responsible, recovery is completed.
  • By when. Our standard commitment is acknowledgement within 1–3 hours during the service window and normal business hours. Outside those hours we will tell you when we will respond rather than leave it open.
Important: waste set out late, improperly packaged, prohibited, or outside the service window is not a missed pickup. We will still tell you what we saw, because that is useful to you either way.

Reporting you can actually expect

  • Nightly photo confirmation on request
  • A one-page weekly written summary
  • Exception reporting on access and safety issues
  • Recurring noncompliance flagged by building
  • A first-week quality review after launch

We are not going to sell you a portal or an app. Building that honestly is a five-figure job. We would rather do the cheap things genuinely well than fake a technology story.

Built for 80–300 unit communities

Scale is a disadvantage when your property is not the size the big providers are optimised for.

What national providers do well

  • Software, portals and apps
  • Nationwide coverage
  • Case studies and scale proof

What a local operator does better

  • A real person answers, and it is the owner
  • Flexible schedules and terms
  • A crew that knows your property by name
  • Bundled services under one invoice
  • You can actually reach the decision-maker
